Spring Creek Ranch

Location:  Excellent location just 10  minutes southwest of Main Street on FM 2093 (also known locally as Tivydale Rd.) From Main Street in downtown Fredericksburg go south on Hwy 16 as if you were going to Kerrville. At the intersection of Hwy 16 and  Friendship Lane (Shell-Stripes  Gas Station SW corner) turn right and head west on FM 2093 and proceed about 7 miles, crossing Spring Creek bridge. Just past the bridge turn right on Usener Rd and go about 400 yards, and the high fence gate will be on your right. You will see a coverd S brand sign hanging next to the gate. The road frontage is all game fenced.

Water: Deep portion of Spring Creek, both sides with a natural rock ledge that serves as the creek crossing. Water wells on the nearby "sold portion" were drilled in 2010 and were estimated at 80 gallons per minute. Spring Creek is 12-14 feet deep in the deepest portions and averages 5-7 feet. The lower portion near FM 2093 has a new dam completed in December 2011 and now backs deep clear water to just below the natural ledge dam on the big creek.

Wildlife: The ranch was purchased as a 1300 acre parcel out of  the 1800 acre J D Rutledge Ranch in late 2007. The original plans were to institute a comprehensive wildlife management plan in conjunction with the division of the ranch into a select number of smaller, highly restricted ranches. The ranch is under the Texas Parks and Wildlife Managed Lands Deer permit and 2011 year will enter MLD Level II. The ranch is selectively hunted for management and is not leased or package hunted. The wildlife plan includes 1110 acres of the original 1300 acres. The ranch has an aerial census count every September and was just flown Sept 8, 2011. The property boasts a very good native whitetail deer herd along with a perfect number of axis and  blackbuck. No exotics or whitetail deer have been introduced to the ranch. Lots of Rio Grande turkey can be seen on most days and the fishing is excellent in Spring Creek. there are also some feral hogs on the ranch but numbers are kept balanced with trapping. Great fishing in the Creek for bass and catfish and bass and big perch
in one of the spring fed tanks.

Minerals: The ownership believes they have 100% of the mineral rights. Negotiable depending on price.

Ranch Sizes: Creek Pasture on the far west has 191 surveyed acres and both sides of Spring Creek. It could possibly be divided into two ranches, but no smaller. The Buena Vista Ranch, is classic Gillespie Hill Country, with great tree cover and many super nice flat mesas that offer tremendous views to the Pedernales River Valley to the south, and even more private areas to the north. These mesas average 2000 feet in elevation and you can tell the difference in temperatures and the breeze is almost always there.


***Ideal situation on this 561 acre ranch parcel would be one purchaser, however, ownership would consider dividing. The ranch has a remote feel and look, but if you realize what the ranches sell for next door, you can see this has huge investment potential as a hold, use, and then develop ranch.***

The eastern Buena Vista Ranch has several deeded private access points from FM 2093/Tivydale.
