Walking  3 Ranch

Location: Approximately 12 miles north of Coleman, Texas. Take highway 84 toward Abilene, TX which is about 45 minutes northwest of the ranch. Then via good county road to ranch headquarters.


General: The Walking 3 Ranch is distinguished because its northern boundary is the undeveloped south shoreline of 2000 acre Lake Coleman. The ranch has excellent bass fishing as well as crappie, perch, catfish and hybrid bass. The upper end of the lake has lots of old dead tree structure in the water. The frontage ranges from sandy beaches to steep cliffs.

The ranch has Buck Hollow Bayou traversing through, and this wet weather creek is lined with huge oak trees and it provides great habitat and cover for whitetail deer and lots of turkey. The creek held water in a number of pools until late June even in the extreme drought.

The higher elevation are classically rugged with views of the lake but there is also the abundant flat terrain with deeper soils. The ranch has great diversity and feels much larger than the 6200 acres.

Improvements: The main ranch headquarters are very nice and were renovated completely about four years ago.The home is classic ranch style, sitting
one-half mile inside the gate. The house is comprised of 3 bedrooms and 2 baths, a great room, game room, and separate full bar area. Nearby is a bunkhouse which has one bathroom and a open room which has had bunk beds previously. It could be converted to a neat private guest suite.
A storage shed is under the good sized 4 car carport.


The main road system does a good job of covering the most part of the ranch. Secondary roads are all weather in many cases, and are mostly rock based. They would take a road topping very well if a  smoother surface was desired.

Water: The seller has adjudicated water rights out of Lake Coleman. An often overlooked asset but very important in current times. There are some 17 surface lakes of varied sizes. The ranch is served by one main water well. The 2 plus miles of frontage on Lake Coleman is spectacular, and development of this property is a distinct possibility. The north shore of the lake has homes, boat docks and marinas, but the south has not been touched because the Walking 3 Ranch was the big land holding.

Soils and Vegetation:
Grasses include little bluestem, yellow indiangrass, sideoats gramma, black gramma, blue gramma, Canada wildrye, and cedar sedge. Brush species include chittamwood, shinoak, possumhaw, yaupon, Texas persimmon, and Ashe Juniper. tree species include live oak, hackberry, pecan, cottonwood, American sycamore, mesquite, and flameleaf sumac.

The soils vary from loamy clayey sand in the creek flood plain to rocky areas with little top soil in the steeply sloped areas. Most of the flat terrain is sandy loam, good for adding wildlife food plots are increasing native grasses. The mesquite areas tend to have high concentrations of cactus under the canopy. These are great bobwhite quail areas but some opening up would be a good enhancement to the ranch.


Wildlife:  Lots of deer and turkey and the ranch has a history of very good bobwhite quail hunting. At this time, records and other data from the lease hunters has not been obtained. But when driving through the ranch, the deer and turkey and other game is not spooky acting and it appears that the ranch has been well managed. Mourning dove hunting in Coleman County is well know as being excellent and the Walking 3 should be near the top.
The ranch is currently low fenced. With all the different type of habitat on one ranch, it would make a good property to have some areas established
with exotics if you wanted a year around recreational hunting ranch.

Minerals: Seller is offering to convey a percentage of minerals owned, negotiable per pricing.
